The latest Central Texas Housing Report evaluated February 2026 housing data across the City of Austin, the Austin-Round Rock-San Marcos MSA, and five regional counties.

The headline finding? Buyers are entering the market faster than sellers. Active listings across the Austin MSA fell to 10,000 homes in February down 4.8 percent from a year ago even as the two-year inventory average had been sitting around 12,076. According to Unlock MLS market research advisor Vaike O'Grady, these balanced conditions have given buyers a meaningful chance to catch up, calling it "a good sign that healthy momentum is fueling the market."

Prices are still favorable compared to the peak years, but the inventory cushion buyers enjoyed through 2024 and early 2025 is shrinking fast.

📍County-by-County Breakdown: Central Texas in February 2026

The momentum isn't limited to the city limits. Here's what's happening across the broader Central Texas region:

Travis County:
Home sales dipped 4.5 percent year-over-year with 843 homes sold, and median prices fell 2 percent to $489,900. However, pending sales surged 14.4 percent to 1,234 transactions.


Williamson County:
663 homes were sold, down just 1.8 percent from the prior year, with a median price of $395,850. Pending sales reached 903 transactions.


Hays County:
267 homes sold, with median prices dipping 1.4 percent to $355,000. Pending sales grew 5 percent to 375 transactions.


Bastrop County:
87 homes were sold an 11.7 percent decline but pending sales still increased about 5 percent to 128 transactions, with a median price of $335,000.


Caldwell County:
Perhaps the most surprising data point: pending sales skyrocketed 51.5 percent year-over-year to 50 transactions, even as median prices softened to $221,990. The pattern is clear, buyers are active everywhere.
